About bridging finance
What is bridging finance?
Bridging finance is short-term lending secured against UK property. It provides fast, flexible funding for a range of business purposes, including property acquisitions, refinancing, releasing capital from property and other time-sensitive opportunities.
What can I use a bridging loan for?
Our bridging loans can be used for many business purposes, provided suitable UK property is offered as security. Common uses include:
- Purchasing investment or commercial property
- Refinancing existing borrowing
- Business funding
- Releasing capital from investment property
- Auction purchases
- Refurbishment projects
- Development finance
- Business tax liabilities
- Working capital
- Short-term cash-flow requirements
We lend for business purposes only, and every application is assessed individually.
Do you only lend for property purchases?
No. Although many of our loans support property transactions, bridging finance can be used for a wide range of business purposes. The key requirement is that suitable UK property is available as security and that the borrowing is for business rather than personal use.
What is an exit strategy?
An exit strategy explains how the loan will be repaid. Common examples include:
- Sale of the property
- Refinancing onto a longer-term facility
- Sale of another asset
- Business proceeds or other available funds
A clear exit strategy is an important part of every lending decision.
Who we lend to
Who can apply?
We lend to borrowers using the finance for business purposes, including:
- Limited companies
- Limited liability partnerships (LLPs)
- Property investors and developers
- Professional landlords
- Individuals borrowing for the purposes of a property business
We lend for business purposes only and do not lend against a home you or your family occupy. Every application is considered on its own merits.
What security do you require?
All loans are secured by a first legal charge over UK property. Depending on the transaction, we may also require additional security such as personal guarantees or a debenture.
Do you lend throughout the UK?
We lend across England and Wales. We consider opportunities secured against commercial, mixed-use and residential investment property.
Do you lend to first-time borrowers?
Yes. Experience can be helpful, but it is not always essential. We assess every application on the overall strength of the transaction, the proposed exit strategy and the quality of the security.
Loan sizes and terms
How much can I borrow?
We typically lend from £150,000 to £2 million, up to a maximum of 80% loan-to-value. The amount available depends on:
- The value of the security
- The type of property
- The purpose of the loan
- The proposed exit strategy
Each application is individually assessed.
What loan terms do you offer?
We provide short-term bridging facilities designed to meet the needs of each transaction. Loan terms typically range from 3 to 12 months.
Getting started
How quickly can you provide a decision?
Because we are owner-funded, lending decisions are made directly by the people providing the capital. In many cases, indicative terms can be provided within 24 hours once we have received sufficient information.
How quickly can funds be released?
Every transaction is different, but once legal work, valuation and due diligence have been completed, funds can usually be released significantly faster than with traditional lenders.
What information do I need to apply?
To provide indicative terms we typically require:
- Details of the property offered as security
- The amount you wish to borrow
- The purpose of the loan
- Your proposed exit strategy
- Basic borrower information
Additional information may be requested depending on the transaction.
